A Rental Appraisal is an opinion of the rental value of a particular property. It is important to know the difference between an appraisal and a valuation. The quality of the appraisal is proportionate to the expertise of the person providing the appraisal. Appraisals are to be used as a guide to property value, and allows you to get a better understanding of a possible leasing price. Appraisals can be conducted by any real estate professional with no fee for the service. The appraisal is based on the real estate professional’s knowledge of the market such as the recent properties leased, available properties and demand in that particular area. Appraisals are not definitive and have no legal standing.

A Valuation is a formal process which can only be conducted by a qualified valuer who has undertaken prescribed education and training in this field. Valuations take into account details such as location, building structure, condition, local council zoning, caveats and encumbrances etc. A fee is generally charged for a formal valuation. Formal valuations are usually required by banks for mortgage purposes, court orders and when a definitive value is required.

An Easy Property Rental Appraisals report includes an opinion of the potential achievable rent for a property in the current market, a list of comparable properties which have recently leased, a list of the number of available properties currently advertised for lease and other data which is relevant to the appraisal of the property. Some locations have more data available than others.

The accuracy of the reports vary considerably and are not to be relied upon in any form. The reports are to be used as a guide only. The reports are created using available online data and local expertise. If properties have had recent transactions appearing online this data is more readily available than other properties. We do not warrant the accuracy of any report. If you require a more accurate report we are able to arrange an agent from a Licensed Estate Agency to inspect the property and provide a more detailed report.

All reports are written by representatives of Licensed Estate Agents who have suitable market knowledge and expertise in your location. The local agents shall provide their contact details and are available to discuss their reports in further detail.

Easy Property Rental Appraisals has a pool of Licensed Estate Agents across most major cities across Australia. If we do not we are happy to source and liaise with Licensed Estate Agents in your local area.

Your details will be forwarded to your local Licensed Estate Agent who shall prepare and forward your Free Appraisal. Your local Licensed Estate Agent shall contact you directly. If Easy Property Rental Appraisals believe your report has not been completed in a timely manner it shall be passed to a more suitable Licensed Estate Agent. All contact details shall be retained in a secure data storage device.
